🔍Terracotta vs concrete tile restoration

The vast majority of homes in Melbourne's inner north — Preston, Coburg, Brunswick, Northcote, Reservoir — were built between the 1910s and 1950s with terracotta tiles. These respond beautifully to restoration: terracotta is dense, durable clay, and once the surface seal is renewed and the ridge pointing replaced, a well-maintained terracotta tile roof can perform for another generation. Concrete tiles (common in the 1960s–80s Bundoora, Watsonia and Greensborough belt) absorb more moisture over time, so they require specific primers and coatings — we specify accordingly rather than using a one-size treatment.
