No two northern suburbs age the same way
Melbourne's north covers well over a century of housing, and the roof on a Victorian terrace has almost nothing in common with the roof on a house built in 2005. Preston and Coburg's interwar Californian bungalows carry terracotta now 80β100 years old, where ridge repointing is the dominant job. Brunswick and Northcote's Victorian and Edwardian terraces need heritage-sensitive slate and period-mortar work. The postwar belt is its own world. Bundoora, Watsonia and Greensborough form a 1960sβ70s concrete tile belt hitting its first or second restoration cycle.
Out towards the edge, conditions matter more than era. Eltham's bush blocks sit in a CFA Very High Bushfire Risk Zone where ember-rated gutter and valley guard is a fire safety measure, not an upsell. And the growth-corridor estates of Epping, Mill Park and Craigieburn are open, exposed and hail-prone β newer roofs, but taking far more direct wind than anything sheltered by the established canopy further in.
